Q: What kind of land do you have available?
A: We specialize in land that is vacant and undeveloped. Some of our property may have service (i.e. sewer, water, power, etc.) and some of our property may be completely raw (i.e. no sewer, water, power, etc.). We offer both since different investors want different things. We’ll let you know what is available with each property.
Q: Why are the properties discounted so much on this site? Wouldn’t you just keep the best deals for yourself?
A: You’ll find land investment properties on this site are discounted around 20% to 50% because of our proprietary marketing systems that get in touch with land owners who need to sell their property. Often times they may want to sell because they need the money so our company can help them out by buying their raw land quickly for cash… which is a win-win. Then, we pass the discount along to you.
Q: How do I make an offer on a property?
A: Simple, head over to our Contact Us page and send us an email or give us a call. We take offers first come first serve… and telephone tends to be the quickest. Once you connect with us and you want to purchase the property, we’ll require an earnest deposit to secure your offer on that property. We’ll answer any of your questions so you feel 100% comfortable and confident in your decisions.
Q: Are there any liens on the property?
A: Nope. All the land sold by SouthwestLandDeals.com is free and clear.
Q: Do I need to visit the property before buying?
A: We highly recommend that you make plans to visit the property before buying. We also suggest potential buyers check with the county in regards to the approved zoning and uses of the property.
Q: Can I build a home on the property?
A: Most of the properties we sell are zoned for residential use. However, potential buyers will need to research and secure all the proper building permits from the county. The state of Arizona does allow for a structure to exist on a property as long as it has a permanent water and waste system.
Q: Are there any closing costs?
A: The only closing cost to you is a one-time flat fee of $395.00 for each property purchased. This fee covers the recording fee of the sale agreement, title research, the document transfer fee, and the setup cost for loan servicing. A monthly fee of $16.00 will also be charged to cover the cost of maintaining the loan account by the loan-servicing agency. If using a title company, the buyer is solely responsible for all costs associated.
Q: What form of payment do you accept?
A: We can take a cashier’s check, money order, or a personal check for the down payment as well as any monthly payments.
Q: Can I make a larger down payment?
A: Yes! There are no penalties on making a larger down payment. A larger down payment will not only reduce the principle amount of your loan, it will also reduce your monthly payments or the term of the loan.
Q: Can I back out of a sale?
A: Once a deal is made, it is our policy that all sales are final. We strongly recommend that you do all the necessary research on a property prior to closing the sale. And we will certainly help out in any way we can.
Q: Do I need to get approved for financing?
A: No. We can offer owner financing to anyone with no formal qualifications. All you need is a valid form of identification and the full down payment. It’s that simple.
Q: How long can I finance a property?
A: The terms of the loan vary depending on the purchase price of the property. Typically, a loan can run between three and five years, however we’ve had loans as short as 12 months and as long as six years. We are happy to work with you to create the best loans for all parties.
Q: How much will my monthly payments be?
A: Monthly payments depend on the purchase price of the property as well as the terms of the loan.
Q: Is there a penalty for paying off a property early?
A: Not at all. You can pay off any property in full at any time. Just call us at 480-442-7787 to find out the balance of the loan and make arrangements to make the payment.
Q: When will I receive the deed to my property?
A: After a property is paid in full, we will release a Special Warranty Deed to the county recorder/clerk within ten (10) business days. We will also send notarized copies of the deed to you as proof that it has been issued to you. Once the county recorder/clerk had recorded the original Warranty Deed, it will be sent directly to you. Depending on the county in which the property was purchased, the process can take between 4 and 14 weeks.
Q: Can I use a title company?
A: Sure. The buyer is solely responsible for all fees associated with the use of the title company.
Q: Are the mineral rights guaranteed for the property?
A: We don’t make any guarantees on the mineral rights or lack thereof.
Q: Can I buy property if I live outside the United States?
A: Yes! We can complete the entire transaction without you ever having to leave your home country. While we do recommend that potential buyers visit a property prior to purchasing, we will do everything we can to help you out so that sales process goes as smoothly as possible.
Q: How are the properties on this site different from ones I’d find on the MLS?
A: Great question! Most of the land investments you’ll find on our site are ones that you’ll never find on the MLS. The MLS is the “Multiple Listing Service” which is where real estate agents list properties for sale. We work directly with the home owners because many times we’re able to help them solve their problem more quickly and cheaper than listing it on the MLS.
